COMMISSIONING is a quality management process is applied to facilities during their design, construction and operation phases to enhance the delivery of a project. The process focuses upon verifying and documenting that the facility and all of its commissioned systems, sub-systems components, and assemblies are planned, designed, installed, tested, operated and maintained to meet the Owner’s Project Requirements (OPR). It involves conducting systematic verification and testing of all systems and equipment as they interact with one another and correcting any deficiencies that arise. It also includes staff training and thorough documentation of al systems. Commissioning ensures that the new building will meet its energy efficiency goals and targets by making sure all systems operate as defined per the OPR.

Our experienced commissioning team directs the commissioning process and serve as an objective advocate of the owner. We initiate the commissioning process by developing a preliminary commissioning plan and organizing and conducting a kick-off/scoping meeting with all stake-holders involved in the project to introduce the commissioning process while defining roles and responsibilities of each individual or entity. We review design drawings, plans, specifications and submittal evaluations for conformance to the Owner’s Project Requirements (OPR) and Basis of Design (BOD) for possible conflicts and deficiencies. During this comprehensive review, we also assess documents for the ability of systems being commissioned to be operated, maintained, commissioned,tested, adjusted and balanced, and conforming to industry accepted practices. Creating, utilizing and managing the issues logs to resolve all design and construction issues discovered during the commissioning process is part of our standard deliverable to ensure quality control throughout the process.We attend on-site commissioning meetings and assist contractors in developing all commissioning schedules. During the construction phase, we create, administer,perform and observe the various activities involved in the pre-functional tests as outlined in the commissioning plan and contract documents. We develop and witness all Functional Performance Tests (FPT) for all systems included in the scope of work and make recommendations to the client regarding the acceptance of all equipment and system tests. All the commissioning documents including OPR, Commissioning Plan, systems manual, issue and resolution logs, testing and training documentation and other contract documents are updated throughout the whole process and then added to the final comprehensive commissioning report, submitted to the owner for review and acceptance.
